Who operates Florida Closing Guide and how the site relates to a Florida title agency.

Last updated

This page explains who operates Florida Closing Guide, how the site relates to a Florida title agency, and how the site's tools and directory work.

Educational information only

Florida Closing Guide publishes general educational information about Florida real estate closings. It is not legal, tax, or financial advice, and reading the site does not create an attorney-client or other professional relationship. Your contract, your lender, and your closing agent or attorney control the details of your transaction.

Ownership and affiliation

Florida Closing Guide is created and operated by Title & Key, a Florida title agency that provides title insurance and closing services in Florida.

Because of this, Florida Closing Guide has a financial interest in Title & Key. You are not required to use Title & Key, or any title agency mentioned on this site, for your closing.

Title company directory

  • Title & Key appears in the Find a Title Company directory as a regular listing, in alphabetical order within its region, with no preferential placement, badge, or highlighting.
  • No company pays to be listed in the directory.
  • Listings are not endorsements, recommendations, or referrals. Details come from each company's own website and public sources.

Sponsorships and referrals

Florida Closing Guide currently has no sponsored content, paid placements, or referral arrangements with any title agency, lender, real estate agent, or other settlement service provider. If that changes in the future, any such arrangement will be clearly labeled where it appears and described on this page.

Closing cost calculator

The closing cost calculator produces estimates, not quotes. It uses:

  • Florida documentary stamp tax rates on deeds and mortgages and the nonrecurring intangible tax on new mortgages, as set by Florida statute (Chapters 199 and 201, Florida Statutes);
  • Florida promulgated title insurance premium rates, which are set by state rule (Rule 69O-186.003, Florida Administrative Code);
  • Typical figures or your own entries for items that vary, such as settlement fees, lender fees, and prepaid items. These are clearly marked as estimates in the calculator.

Actual costs depend on your contract, lender, county, property, and closing agent. Rates and rules can change. Your Closing Disclosure and settlement statement show your actual figures.
